IN-HOUSE GAS LEAK

Residential gas leaks are very dangerous and potentially lethal. They may be microscopic and barely noticeable and pre-existing for a long time or severe and obvious requiring immediate repair before gas heating may be used again. Microscopic gas leaks can be hidden in houses with adequate ventilation system or when house residents can’t smell well. These leaks are typically very hard to find even with electronic gas leaks detectors that show current gas location which may or may not be at the source of the leak. For example the leak may be inside furnace cabinet but the gas will raise and collect close to other gas piping. There may also be by-passing leaks at gas manifold that appear only when gas appliance is operating. Severe gas leaks often result from reckless action of your contractor renovating your basement and puncturing a copper gas line to your gas stove or a fireplace. In this case gas must be shut off and necessary repair done by a certified gas technician. If you are unsure whether or not your house has a leak, you may want to have your gas system inspected by an HVAC technician or company you can trust.

PRE-PURCHASE HVAC INSPECTIONS

When real estate market is hot and almost every purchase is a multiple offer situation, buyers would typically go with clean non-conditional offers to stay competitive. Very often though the houses are renovated with not enough consideration made for heating, cooling, ventilation, and other home comfort equipment. Sellers mainly focus on house’s appearance leaving home comfort equipment out of picture “as long as looks working”. It results in many houses coming on the market with very old and often malfunctioning furnaces and ACs. Unless it is something obvious (like no heat or cooling during viewing or subsequent visit), prospective buyers do not know what to expect from their newly bought equipment. Its unbelievable how many people are calling to have a major HVAC repair done soon after their move in date. Therefore pre-purchase HVAC inspection appears to be a prudent thing to do to avoid grief and frustration after.

HIGH EFFICIENCY FURNACES VS. OLDER MID EFFICIENT ONES

The difference is an additional, secondary, heat exchanger to extract extra 10-15% efficiency through condensing flue gases. The extra energy is absorbed by the air and being distributed throughout the house by furnace blower fan motor. The condensate formed in secondary heat exchanger is routed out of the furnace through a drain trap to an open floor drain or outside of the house by a condensate pump. Since the formed condensate is acidic, the venting pipes and draft inducer motor in high efficiency furnaces are made of plastic, not metal. Newer furnaces can be very sophisticated with variable fan speeds (equipped with ECM motors) and firing rates (modulating gas valves and draft inducer). Older mid efficiency furnaces can last you decades if you timely change filters and take a good care of it. Do you need to change it out? It depends. I would suggest you to discuss all pros and cons of such a decision with HVAC technician you can trust. Newer high efficiency furnaces are designed to last around 15 years or longer. Key factor affecting longevity here would be quality of installation. Substandard installations can significantly shorten usable life of new high efficiency furnace.

REPAIR VS. REPLACE YOUR FURNACE

This important question is the one that every homeowner ask himself/herself. It depends on the age, condition, and level of satisfaction the homeowner has with his existing equipment. Sometimes we are just afraid that the furnace will fail in the middle of the winter and decide to replace a great working appliance with the new one. Its important to understand that new furnace may not fix problems with furnace short cycling, overheating, uneven heat distribution, air dryness etc. Only if the furnace is unsafe to operate (e.g. has a cracked heat exchanger) or nearing the end of its usable life and/ or the cost of repairs is significantly high (around 1000$), replacing the existing furnace makes a lot of sense. I would suggest having an HVAC technician you can trust to have a look at your system in between the seasons or prior to heating season start in September/ October to decide how to proceed. Although some furnaces may be unsafe to operate, they still may be salvageable and a subject to a warranty repair which is better be done before the season starts. Its all doable, just talk to us.

HIGH GAS CONSUMPTION

If your gas bill looks unreasonably high, you may want to make sure if it is based on your actual consumption. First thing that I would advise you to do is to go and check your gas meter to see what your current gas consumption is. The reading off the meter must be higher than the one on you bill. Having known a number of days that passed from the date of the bill and your current consumption as well as the weather pattern in the previous couple of days, you would be able to roughly calculate the consumption back to the billing date and compare the numbers. Further steps you may want to consider would be calling an HVAC tech or contractor you can trust to inspect every single gas burning appliance you have in your house to make sure they all have correct gas manifold pressure and are not overfiring.
